All the Parties Involved in the Conveyancing Process
All the people that play a role in the process from an offer to settlement.
Landlord – The owner of the property who is now selling the property to somebody else.
Tenant – The person who is buying the property off of the landlord.
Commercial Lawyers – Most of the time both the seller and buyer will have a lawyer to represent their interests, or a neutral lawyer will be appointed as a middleman. The lawyer’s job is to resolve any disputes and ensure that the party they represent gets the best deal possible.
Lender – Usually a bank, the lender will lend you money to pay for the initial deposit, so that you will have the money on settlement day and can pay them back in smaller chunks later on.
Mortgage broker – Acts as a liaison between the buyer and the lender. They will assess the buyer’s personal circumstances and finances and will negotiate a loan product that matches the buyer’s needs.
Real estate agent – facilitates the whole process by helping the buyer through the complicated steps. They can also make an appraisal: an estimate of the property value from their own knowledge.
Valuer – a professional who will inspect a property, talk with other parties and give the property a price.
Pest and building inspectors – will inspect the building for any faults and advise the other parties on how they will affect the property value.
Exempting the landlord and tenant, it is possible to buy and sell a property without one or more of these parties. But to ensure the deal goes smoothly and both parties get a good deal, it is highly recommended to seek out these professionals to help you.
